I set you up in the MLS with your search criteria and the system sends you daily either new properties that hit the market or one's where the price has been changed. What Is A Short Sale? A short sale is when the seller's property is worth less then the amount of the loan they owe. So the bank / lender allows the seller to list the property below the loan amount owed. The seller has to prove to the bank that they have a hardship. The reason banks do short sales is because the cost of foreclosing on the property is very costly. The only difference to you the buyer in going after a short sale is that the bank rather then the seller has to approve the sales price. Other wise it is the same transaction as any other, and short sales are usually very good buys just like a Bankruptcy.
